Fall is beginning, and Sonoma County's housing market is settling into a cooler rhythm than midsummer. Prices and sales pulled back a bit while inventory continued to build, giving buyers more room to explore their options.

Single-family home sales came in at 336, down 9.9% from July and 10.6% year-over-year. The median sales price was $795,000, down 4.8% month-over-month, with homes averaging 58 days on market. Inventory rose to 2.7 months' supply.

Well-priced, well-presented homes are still finding demand. 96% sold at or near list price, and 38% saw multiple offers. As always, conditions vary block by block: Sebastopol stayed tight with a $1.11M median and 47 days on market, while Healdsburg offered more room to negotiate at 83 days and 7.8 months of inventory.
