After months of a busy real estate season, I finally took a couple weeks off to attend my cousin’s wedding in Florida and drive the coast exploring beach towns.
One morning, after a sunrise swim in the warm Atlantic, I was drying off on the sand when my phone rang.
It was an old friend.
She told me a dear friend of hers was hoping to buy a home in Sebastopol and had already found a property she loved. The buyers were ready to move quickly—all cash—and wanted to see the house as soon as possible.The only problem?
I was on the opposite side of the country.
The home was located at 6404 Guerneville Drive, a beautiful five-acre parcel tucked into the Sebastopol countryside. It had a pool, several thoughtful upgrades, and plenty of space for the permaculture garden my clients were envisioning.
Even more interesting, the property had been sitting on the market for over 60 days.
In a market where some homes move quickly, that can sometimes signal opportunity.
The sellers had just completed a price reduction, and my clients were eager to move forward.
One of the things I value most about working in West County real estate is the incredible network of local professionals who support one another.
Since I couldn’t physically show the property, I called a trusted colleague and asked if they could step in.
They toured the home with my clients.
My phone rang again shortly after.
“They love it.”
So there I was—sitting in Florida with my laptop—writing an offer.
Because the property had been on the market for a while, we had room to negotiate strategically.
We submitted a strong offer and were able to secure the property for $100,000 under the asking price.
My clients were thrilled.
We lined up additional inspections and kept everything moving forward while I finished my trip.
By the time I returned to Sonoma County, we were already deep into escrow.
When I finally met my clients at the property in person, it was one of those moments that reminds me why I love this work.
They were already imagining the garden beds, where friends would gather by the pool, and how they would shape the land over the coming years.
Everything continued smoothly from there, and we ended up closing a few days ahead of schedule.
My wonderful local clients are now happily settling into their Sebastopol home.
What this story really highlights is something I’m seeing more of in the Sebastopol and West County market right now.
Some homes are taking longer to sell than they did in previous years.
